Q : Will the property be freehold?

Yes all properties we sell in Turkey are what we in the UK would refer to as 'freehold'

Q : On a new development, what is the average deposit required and can I pay in stage payments?

You will normally pay a £800 - £1,000 reservation fee and 30% as a deposit within four weeks. Most developers offer stage payments, often with a degree of flexibility towards your own personal circumstances. This will be agreed at the time of purchase.

Q : What is the general buying process in Turkey?

After paying the reservation fee, your lawyer should carry out the title checks. A contract will be drawn up between the seller and purchaser. This will give details of the completion date, payment schedule and terms and conditions. When this is signed by all parties, the deposit is paid. You then apply for a security clearance to allow you to own a property in Turkey this will often be applied for on your behalf by the developer. You can sign a Power of Attorney to conclude the necessary paperwork, if your circumstances require it.

Q : What documents are required?

Your passport(s) which will be copied and translated into Turkish and passport sized photographs. The notary's office works in conjunction with the title deeds office and the Aegean Army. The translated documents will be checked by the army to ensure there is no record of criminal intent or activity against Turkey and that any property being purchased by a foreigner is not in the proximity to or intended to be used for any military purposes.

Q : After I have received the necessary permission to purchase, what happens next?

Your lawyer should carry out pre-completion checks. Following this, you (or your Power of Attorney) will sign a deed of transfer in front of an officer at the Land Registry, who then records you as the official owner of the property. The property tax is paid at this stage.

 
 

Area Info - Kas and the surrounding area

Kas, once named Antiphellos, is one of the pretty harbors of the province of Antalya. On the slope facing the sea there is a well-protected theater, behind that a necropolis, and on the hill there are rock tombs shaped like temples carved into the rocks.

The Lycian style sarcophagus grave now in the middle of the main street at the centrum is a symbol of this antique Lycian city. Kas harbor provides a breath taking stop for the yachts and boats alike. There are daily boat trips to the antique Kekova-Kale-Uc Agiz region starting out from Kas harbor. There are also cruises to the Greek island Meis across the harbor.

There are excellent restaurants, terrace bars and tea gardens, pretty cobbled streets and alleyways abundant with exclusive shops, craft centres and beaches in the town or a short drive away. You can enjoy a traditional Turkish massage, hamman or even experience a visit to the barbers where a haircut, shave and neck massage are all part of the deal.

There is a famous market on a Friday where you can practise your haggling down to a fine art and enjoy all the fresh produce direct from the local mountain villages. The town itself has many historical remains to explore and the Kas Amphitheatre is a perfect place to watch the sun go down when the collection of cliff tombs come alive to light up at night!

There are also many cultural and fascinating trips to enjoy including the sunken city of Kekova and for the active, scuba diving, sea kayaking and even paragliding. For those who need to keep in touch with work or home there are a number of well appointed Internet Cafes situated in the town centre providing life Internet access and communication.

Kas is simply a wonderful area of unspoilt Turkey.

Restaurants

The town of Kas is rich in cafes, bars and restaurants catering for all tastes. We can thoroughly recommend the following:
  • The Garden Café - relaxing harbourside tea garden - great for omelette and chips and fresh orange juice.
  • The Jazz Bar – located in alleyways - nice atmosphere.
  • The Hideaway Café - Lovely open air bar set in a pretty courtyard.
  • Oba Restaurant – traditional family run establishment with a garden setting.
  • Bahce - Excellent range of delicious meze. Advisable to book as very popular. Located by the famous Lion Tomb.
  • The Dolphin Café and Restaurant - good food specialising in fish dishes. Great views of the harbour from their terrace. Booking is advisable.
  • The Blue House – Next door to the Dolphin - good food and great views of the harbour.
  • The Naturel Restaurant – great home cooking.
  • The Pizza Restaurant – in the alleyway off the square. Pizzas are cooked in a traditional stone oven.
  • Marina Restaurant - very nice restaurant close to the harbour
  • Sun Café – relaxed bar and restaurant with traditional décor and interesting menu.
  • Mercan - fine established fish restaurant overlooking the harbour - open all year round.
  • Evy's – French country style cuisine. Great for a last night holiday treat - large portions!
Beaches

Kas has two beaches - Big Pebble Beach and Little Pebble Beach plus many swimming platforms. Alternatively the lovely Limanagzi Beach complete with restaurant and facilities can be reached by water taxi. They leave Kas regularly throughout the day. It takes about 10 minutes and costs around 50p.

If you prefer a sandy beach, then take a dolmus or drive to the dramatic gorge of Kaputas. It is only 20 minutes away reached by the stunning coastal road to Kalkan (the nearest town to Kas). Kalkan is an attractive town and resort with a sandy beach and well worth a visit.

A bit further away is the famous Patara Beach - Turkey's longest sandy beach stretching 18km. It is also the breeding ground of the delightful Caretta-Caretta sea turtles.

There is also an Aqua Park and Dolphin Park situated on the Cukurbag Peninsula.

Acitivities and Trips

For those who like a little more action in their holidays, Kas offers a wide variety of sporting activities and trips such as:- fishing, sea kayaking, diving, trekking, cruising and paragliding along with coach tours and a not to be missed jeep safari.

A number of local agencies provide programmes in connection with these activities offering expert professional tuition where necessary. Taking a Blue cruise is by far the best way to explore the unspoilt coves of the coastline whilst viewing the ancient and mysterious sites on the shore.

Some of the best diving sites in the Mediterranean are located of the coast of Kas, the crystal clear waters giving perfect conditions for viewing the spectacular colours of marine life and ancient artefacts often found littered on the sea bed. Unique to the area, a shark statue and underwater ceramic exhibition provide an unrivalled tourist attraction for divers to experience. Sea kayaking or taking advantage of one of Dolce Vita's excursions offer an unforgettable view. Swimming or diving is not permitted in this archeologically protected area but you will be taken on to the Kekova Blue Cave and others coves for this purpose during the trip.

Definitely not to be missed are the trips to Myra, St. Nicholas and Arycanda taking in the largest bath complex and a myriad of ancient tombs and ruins and the jeep safari. The mountainous village regions of the area lend themselves perfectly to a guaranteed exciting experience with the safari routes taking you to the more remote parts where you will see a lifestyle in the villages that has not changed for centuries.

If you are a dedicated trekker, the seashore, mountain paths and villages of the Lycian trail hold the secrets of 3000 years of ancient Lycian civilisation. As you walk the trail you will see original cave dwellings, fascinating rock cut tombs, city remains and startling panoramic views but if you prefer cooler surroundings, then perhaps Saklikent is more for you. Saklikent Canyon or The Hidden Gorge is accessed by a 150m catwalk following a freezing cold river. You can enjoy your lunch in the cool shady environment whilst watching the waters cascading over the boulders but only the very brave wearing good hiking shoes can cross the rushing river to the canyon narrows. An easy hike is followed by a more difficult 18Km trek suited more to the professional mountaineers.

Weather

In Kas the four seasons only appear on the calendar, as there is no real winter here, so much so that when in 1985 for the first time in 60 years snow fell, it was front page news!

The summers are hot and rainless while the other months are warm and often rainy, with a balmy annual temperature of 18.7 °C. On average there is no rain for 309.5 days a year. It is very rare for the temperature to drop below zero. During the last 40 years the highest recorded temperature was 44.6 °C. In the Antalya region the average humidty rate is 64%, whereas the seat temperatures are 17.6 °C in January, 18.0 °C in April, 27.7 °C in August and 24.5 °C in September.
