Our aim is not just to sell you a villa or an apartment but to take you every step of the way. We arrange everything from collecting you at the airport and booking your accommodation. If you need hotel or perhaps a villa, trust us to make the arrangements. We will arrange introductions with banks and have you meet with our Architect and a choice of Lawyers/Solicitors.
We will spend us much or as little time with you as you require looking at properties and land. 95% of our property and land has magnificent sea views over looking the Greek islands. Whether you choose to buy a new villa or have one constructed with your own personal touch, we will build you your dream home sending you monthly updates including digital photos so you can see your home as it progresses from a building site to a finished luxury villa with pool and landscaped gardens.
We also offer a complete management package covering letting ,maintenance, pool and garden care. For added convenience, we have our own car hire service and airport collection from both Dalaman and Antalya. Most regional airports in the UK have several flights a day to both airports.
The Process
The step by step procedure for purchasing a villa is very simple.
Step 1: Contact us with the dates you would like to visit Kas. We suggest 7 days for your visit. Advise us when you book your flights to Dalaman or Antalya airport and we will arrange your accommodation, either a hotel or villa and collect you from the airport.
Step 2: We will take you to look at different properties or building plots if you decide on a brand new villa. If you see something pre built that you like the procedure is simple. We can recommend a local Solicitor that we frequently work with and they will draw up a purchase contract. The process generally takes 8-10 weeks before you receive your TAPU or Title Deed and the villa is yours! We require a 10% deposit and the final payment on completion. Typical legal costs will be approximately £50 (sterling) for a notary. This is to give your Solicitor power of attorney to cover the paper work on your behalf in Turkey. Solicitor typically charge £800 (sterling) for their legal fees in terms of completing the contracts etc. They usually require 50%of this fee to start and the balance on completion. You will be required to pay 3% Tax on completion.
Step 3: If you decide to buy a brand new villa that will be built for you, we work closely with you each step of the way. Firstly we will show you various building plots and tracts of land. Once you have chosen a building plot you will meet with our architect. The architect will discuss the plans that we have available and go over your thoughts and ideas. We have many plans available to show you and can walk you through the process. Once you have made a decision and agreed upon a villa we are ready to begin! Finance is arranged as follows- a 10% deposit upon agreement followed by contractual staged payments over the course of construcion to completion. All of these details and obligations are contained within the purchase contract drawn up by the solicitor. The legal costs will be similar to the costs stated in step 2.
Step 4: Your villa is completed, built to your specification and incudes your pool, landscaped gardens and driveway. You have purchased a complete TURNKEY solution. We will keep you informed about the progress of your villas construction and email or send pictures of the progress should you not be able to visit Turkey on a regular basis.
